In practice, BIM created from 3D scanning is not a “nice model” but a decision-making tool used in:
facility modernization,
plant expansion,
retrofit and refurbishment,
coordination of new systems within existing structures.
Models are created by engineering teams experienced in industrial laser scanning and scan-to-BIM workflows.
Laser scanning allows teams to:
avoid clashes when designing new installations,
reduce site visits and rework,
shorten design phases,
base decisions on measurable data.
In brownfield projects, scan-based BIM becomes the single source of spatial truth.
Depending on project scope, deliverables may include:
registered point clouds as reference data,
3D CAD geometry (solids or surfaces),
BIM models (LOD 200–400),
plans, sections, and elevations derived from models.
The level of detail is always selected based on engineering purpose, not visualization.
The scan-to-BIM process follows a controlled engineering workflow:
On-site laser scanning of the existing object
Registration and cleaning of point clouds
Coordinate system definition
Creation of CAD or BIM geometry (LOD adapted to project needs)
Verification against scan data
Models are prepared for use in architectural, structural, and MEP coordination environments.
As-built documentation represents the actual state of an object, not its design intent. In many facilities, drawings no longer reflect reality due to modifications, extensions, or undocumented changes.
3D scanning replaces assumptions with measured geometry and creates a verifiable reference for:
industrial facilities,
technical installations and infrastructure.
BIM and as-built documentation based on 3D scanning Poland is used to recreate reliable digital representations of existing buildings, facilities, and installations when design documentation is missing, outdated, or incomplete.
In engineering and construction projects, laser scanning provides measured geometry that can be converted into CAD and BIM models used for coordination, redesign, modernization, and collision analysis.
